Working in West Jordan

What we see in West Jordan yards

West Jordan stretches from the Jordan River west toward the Oquirrh Mountains, and the age of a neighborhood tells us a lot before we ever open a valve box. The blocks around the old Sugar Factory area and east of Redwood Road tend to have older systems and mature trees. Out toward Copper Hills, Oquirrh Shadows, and the Highlands, most homes were built in the last few decades, often with builder-installed sprinklers.

Those newer systems are usually where we start. Builders often install the fewest zones they can get away with, so one valve may be trying to water a sunny front lawn and a shaded side yard at the same time. The result is a lawn that's soggy in one corner and crispy in another. We rebalance zones, swap mismatched nozzles, and add a smart controller when it makes sense.

New construction also leaves its mark underground. Topsoil on many west-side lots was scraped thin during building, and compacted fill sits just below the sod. Water has a hard time getting down to the roots, so we often pair sprinkler tune-ups with aeration and shorter, repeated watering cycles.

The west side catches afternoon wind coming off the Oquirrhs, and it can blow spray onto driveways and sidewalks. Lower-angle nozzles and early-morning start times keep that water on the grass. In the fall, younger trees drop fewer leaves than older neighborhoods, but open lots collect windblown debris, so a quick yard cleanup before winter still pays off around Jordan Landing and beyond.
